Everything a condo unit needs
Condominium renovation covers work inside a strata unit — reconfiguring the layout, rebuilding kitchens and bathrooms, replacing finishes and carpentry, and the electrical and plumbing changes that follow. Owners usually renovate on taking over a new unit, after buying a resale unit, or when a ten to fifteen year old interior is due. What is possible in your unit is decided by three things: the structure, your condominium’s registered by-laws, and what the MCST will approve.
LM Infinite works in condominiums across Singapore with our own crew, which matters more here than in a flat. Management offices hold you to permitted hours, lift and lobby protection, specified debris routes and a renovation deposit that only comes back if the common property is undamaged.

From first visit to deposit release
1. Enquiry and site visit
Tell us the development, the unit type and what you want changed. We visit, measure and assess the existing condition before quoting. The visit is free.
2. By-laws and scope check
We ask your management office for the renovation by-laws before quoting. Permitted hours, approved trades and protection requirements change what the programme costs.
3. Written quote
Itemised against your unit, with materials, allowances and exclusions stated. Nothing is added later without your written approval.
4. MCST submission and deposit
Your application goes to management with the scope, our company details and insurance. The deposit and administrative fee are set by your condominium, not by us.
5. Protection and works
Lift cars, lobbies and corridors are protected before anything is carried in, and debris leaves by the route and on the schedule management specifies.
6. Inspection and handover
Water tests on wet areas, a defects walk-through with you, and a clean handover so your deposit is released without an argument.
What drives the price of a condo renovation
Condo quotes vary more than HDB ones, because unit sizes range widely and management requirements add real cost to the programme rather than to the materials.
- Unit size and the number of wet areas
- How much of the layout actually changes
- Whether wet areas are rebuilt or refreshed
- Carpentry volume and finish specification
- Management requirements: hours, protection, disposal
- Access: lift bookings, loading bay, floor level
Restricted working hours are the cost factor owners least expect. A development that permits noisy work for only four hours a day stretches the programme — and the programme is most of what you are paying for.
Condominium rules that shape your renovation
Condominiums are governed by their own registered by-laws under the Building Maintenance and Strata Management Act, so specifics differ between developments. These are the areas to check with your management office before fixing a design.
MCST approval
Written approval from the management is normally required before work starts, covering anything that affects common property, the building structure or neighbouring units. Submit the scope early: approval timing is the most common cause of a delayed start.
Deposit and administrative fee
Most developments hold a refundable renovation deposit and charge an administrative fee. The amounts vary widely between condominiums, so take the figure from your own management office rather than from a guide online. The deposit is released once the common property is confirmed undamaged.
Permitted hours and noisy works
Working hours are set by your condominium’s by-laws, and noisy works are often restricted to a narrower window than general work, with Sundays and public holidays typically excluded. Confirm the hours before the programme is priced, because they change it.
Structural work and wet areas
Hacking structural elements needs a professional engineer’s assessment and, depending on the work, a separate BCA submission — independent of the MCST’s approval. Waterproofing in wet areas is redone and water-tested whenever a bathroom is stripped back.
Every development is different. Ask your managing agent for the registered by-laws and any recent amendments — the governing legislation is the Building Maintenance and Strata Management Act — and we will price the programme against the real restrictions rather than an assumption.

Condo Renovation Contractor FAQ
In almost all cases, yes, for anything beyond cosmetic work. The MCST’s authority comes from the Building Maintenance and Strata Management Act and covers work affecting common property, the building structure or neighbouring units. We prepare the submission pack with the scope, our company details and insurance.
It is set by your condominium rather than by the contractor, and the amount differs widely between developments — as does the administrative fee. Your management office will give you the current figure. It is refundable where the common property is left undamaged.
Your condominium’s by-laws decide. Many allow general work on weekdays and Saturday mornings with noisy works restricted to a shorter midweek window, and nothing on Sundays or public holidays. We confirm the hours with your management before quoting, because they affect both the schedule and the price.
Only if it is non-structural. Removing or altering anything structural needs a professional engineer’s assessment and may require a separate BCA submission, on top of the MCST’s approval. We establish which walls are structural during the site visit rather than on site with a hammer.
A kitchen or bathroom rebuild typically runs three to five weeks; a full unit renovation more often eight to fourteen. Restricted working hours are the biggest variable — a development with a four-hour noisy-works window will take longer than one that allows a full day.
Yes. Lift cars, lobbies and corridors are protected before materials move, and debris leaves by the route and on the schedule management specifies. This is what your renovation deposit is held against, so we treat it as part of the job rather than an afterthought.
