Everything an office fit-out covers
Office renovation is the work that turns a leased shell or a dated floor plate into a working office: partitioning and meeting rooms, ceilings and lighting, power and data outlets, flooring, joinery and finishes, plus the mechanical and electrical changes a new layout forces. Companies take it on at lease commencement, at renewal, or when headcount has outgrown the plan. What the job involves depends on the building’s rules, the condition of the base build, and whether the new layout affects anything to do with fire safety.
LM Infinite carries out office works across Singapore with directly employed tradesmen, and schedules noisy and disruptive activities outside trading hours wherever the building allows it — so the business keeps running while the floor changes around it.
- Partitions, meeting rooms and glazed fronts
- Suspended ceilings, lighting and electrical
- Power, data and cable management
- Flooring: carpet tile, vinyl and raised floor
- Reception joinery and built-in storage
- Painting, finishes and end-of-lease reinstatement
From site walk to handover
1. Enquiry and site walk
We walk the floor with you, take the existing layout and understand how the space has to work when it is finished. The visit is free.
2. Building rules and base build
We collect the landlord’s fit-out requirements and assess what the base build gives you: sprinkler layout, detector spacing, AC distribution and existing power capacity.
3. Scope and written quote
Itemised against the drawings, with materials, allowances, exclusions and a programme. Out-of-hours working is priced openly rather than buried.
4. QP coordination and approvals
Where the layout affects fire safety, plans must be lodged with SCDF by a Qualified Person before works start. We build to the approved drawings and hold the programme to the approval.
5. Out-of-hours works
Noisy and dusty activities run outside trading hours where the building permits, with access, lift bookings and security passes arranged in advance.
6. Testing, snagging and handover
Services are tested, the snag list is worked through with you, and the floor is cleaned and handed over ready to occupy.
What drives the price of an office fit-out
Office pricing moves with the base build and the building’s rules far more than with floor area alone. Two identical floor plates can quote very differently.
- Net area and the number of enclosed rooms
- Partition type: stud, demountable or glazed
- Ceiling, lighting and the M&E changes they force
- Power and data outlet count and routing
- Out-of-hours working and access restrictions
- Whether fire protection has to be altered
A plan with ten meeting rooms and a plan with one are not comparable per square foot. Sprinkler and detector relocation — and the Qualified Person’s submission it triggers — is the cost most often missed at budget stage.
Approvals an office renovation can trigger
Most office work needs no planning application. The two that catch tenants out are fire safety and change of use, and both are decided by what the work does — not by how much it costs.
SCDF fire safety submission
Where works affect fire safety — moving a compartment wall, altering a means of escape, or changing sprinklers, detectors or emergency lighting — plans must be lodged with SCDF before works begin. The lodgement is made by a Registered Architect or a Professional Engineer through CORENET e-submission. A renovation contractor cannot submit on your behalf; we build to the approved drawings and coordinate with your QP.
Change of use
If the premises will be used for something outside its approved use, URA planning permission is needed — and that decision should come before you sign a lease or start fit-out, not at handover. Check the approved use of the unit early.
Building management fit-out rules
Landlords and managing agents set their own requirements: approved contractor lists, insurance limits, deposits, permitted working hours, lift and loading bay bookings and hot-works permits. These are contractual rather than statutory, and they shape the programme more than most tenants expect.
Licensed trades
Electrical installation work must be carried out by appropriately licensed electrical workers, and sanitary and plumbing alterations by a licensed plumber. We use licensed personnel for those trades and the documentation forms part of your handover pack.

Office Renovation FAQ
It depends on whether the work affects fire safety, not on its size or cost. Changing a fire compartment, altering escape routes, or relocating sprinklers, detectors or emergency lighting all trigger a submission, which must be lodged with SCDF by a Registered Architect or Professional Engineer through CORENET before work starts. Purely cosmetic work generally does not.
Yes, and for occupied floors we usually recommend it. Noisy and dusty activities run in the evening or at weekends where the building allows, with access and lift bookings arranged in advance. Out-of-hours working costs more per hour, and it avoids losing trading days.
No — and no contractor can. The lodgement must be made by a Qualified Person, meaning a Registered Architect or Professional Engineer. We coordinate with yours, build to the approved drawings and keep the programme aligned with the approval.
A straightforward refresh of a small floor can be two to four weeks. A full fit-out with partitioning, M&E and joinery more often runs six to twelve, and where an approval is required that route can add time before anything is built. Your quote carries a programme for your floor.
Yes. Reinstatement is usually defined in the lease — stripping out partitions, making good ceilings and finishes, and returning the floor to the landlord’s specified condition. We quote it against your reinstatement clause rather than a general assumption, so what we price is what will actually be asked for.
We handle the contractor-side requirements: insurance, method statements, permits, working hours and access bookings. The lease relationship stays yours, but the paperwork a managing agent wants from a contractor is ours.
