Everything a commercial premises needs
Commercial renovation covers work in premises used for business rather than living — showrooms, clinics, service counters, studios, warehouses and light industrial units, as well as offices. The work combines building fabric with services: partitioning and ceilings, electrical distribution and lighting, flooring, plumbing where there are wet areas, and the finishes customers actually see. What the project involves depends on the use of the premises, the approvals that use attracts, and how much of the operation has to keep running while the work happens.
LM Infinite is a BCA-registered contractor with ISO 45001:2018 occupational health and safety certification and bizSAFE Star — the documentation most managing agents and corporate clients ask for before a contractor is allowed on site. Our tradesmen are directly employed, which is what makes phased and out-of-hours programmes workable rather than theoretical.
- Full premises fit-out and refurbishment
- Partitions, ceilings and shopfront-side works
- Electrical distribution, lighting and power
- Flooring, tiling and wall finishes
- Plumbing and wet-area works
- Phased refurbishment of operating premises
From survey to documented handover
1. Enquiry and site survey
We survey the premises, record the existing services and establish how the business uses the space before anything is drawn or priced. The survey is free.
2. Use, approvals and building rules
We establish the approved use of the premises, which agencies the work touches, and what the landlord’s fit-out rules require — before the quote, not after it.
3. Scope, phasing and written quote
Where the premises must keep trading, the quote carries a phasing plan: which areas close, in what order, and for how long.
4. Approvals and QP coordination
Submissions affecting fire safety or structure are made by a Qualified Person. We supply the contractor-side documentation and build strictly to the approved drawings.
5. Works, safety and supervision
Site safety runs to our ISO 45001 system, with method statements and risk assessments in the form your managing agent requires.
6. Testing, handover and documentation
Services tested, snags closed, and a handover pack with the certificates and records the building and your insurer will ask for.
What drives the price of a commercial renovation
Specification on commercial work is driven by the use of the premises, and that same use decides which approvals apply. Area alone tells you very little.
- Floor area and how the space is subdivided
- Use of the premises and the standards it attracts
- Services: electrical capacity, plumbing, ventilation
- Phasing — working around a live operation
- Out-of-hours access and restricted delivery windows
- Statutory approvals the work triggers
The same shell costs very differently as a warehouse and as a clinic. Before quoting we establish the use, because it sets both the specification and the approval route — the two things that move a commercial budget most.
Approvals commercial work can trigger
Commercial projects can touch several agencies at once, and the sequence matters: approvals come before the lease and before the build, not alongside them.
Change of use (URA)
Using premises for something outside its approved use needs planning permission from URA, and the decision should come before the lease is signed and before fit-out begins. Changing between uses in the same class is often straightforward; crossing classes generally is not, and approval is not guaranteed.
Fire safety (SCDF)
Where works affect fire safety — compartmentation, escape routes, sprinklers, detectors or emergency lighting — plans are lodged with SCDF through CORENET by a Registered Architect or Professional Engineer before work starts. A contractor cannot make that lodgement.
Structural works and signage (BCA)
Structural alterations need an engineer’s involvement and a separate submission. Outdoor signage is separately licensed by BCA, and a Permit To Use may be required before a licence is granted for signs meeting certain criteria, including those over 10 square metres.
Landlord and managing agent requirements
Approved contractor lists, insurance limits, deposits, permitted hours, hot-works permits and loading restrictions are set by the building. They are not statutory, but they govern how the job can be run — and they are where most programmes actually slip.
Confirm the current requirements for your premises before committing to a programme. The starting points are URA on change of use, SCDF on fire safety and BCA for structural works and sign licensing.

Commercial Renovation FAQ
Any renovation of premises used for business: showrooms, clinics, offices, service counters, studios, warehouses and light industrial units. The trades are much the same as residential work — what makes these projects different is the approvals, the building’s rules and the need to keep trading through them.
If the new use falls outside the unit’s approved use, yes — URA planning permission is needed, and it should be settled before you sign a lease or start work. Approval is not guaranteed, so a lease conditional on it is worth asking for.
Usually, through phasing and out-of-hours work. We plan which areas close and in what order, hoard the work zone, and schedule noisy activities outside trading hours where the building allows. It costs more than an empty-premises programme, and it protects your revenue.
We are a BCA-registered contractor with ISO 45001:2018 occupational health and safety certification from TNV and bizSAFE Star from the WSH Council. ISO 45001 is a safety management standard rather than a guarantee of workmanship quality, and all three are verifiable with the issuing bodies.
Submissions affecting fire safety or structure are made by a Qualified Person — a Registered Architect or Professional Engineer — not by a contractor. We coordinate with the QP, build to the approved drawings, and provide the contractor-side documentation both the submission and the building require.
Yes, quoted against the reinstatement clause in your lease rather than a general assumption — so what we price is what the landlord will actually ask for at handover.
