What air duct cleaning covers
Air duct cleaning removes accumulated dust, debris and other contaminants from the ducts that carry cooled air around a building. It can be useful for homes and commercial spaces with ducted or concealed air-conditioning systems, especially when there is visible dust buildup, suspected mould or other signs that the ducts need attention.
Not every air-conditioning system needs regular duct cleaning. The condition of the ductwork should be checked first to determine whether cleaning is necessary.
LM Infinite inspects the ductwork before providing a quotation, so you know what needs cleaning and what the work will cost. We also install, modify and repair air-conditioning ducts, and provide aircon servicing for residential and commercial systems, including general servicing, chemical washing and gas top-ups.
For commercial kitchens with grease buildup in their extraction systems, see our kitchen exhaust cleaning service.

From inspection to photo report
1. Enquiry and inspection
Tell us the building, the system type and your concern: odour, dust at the diffusers, visible mould, or scheduled maintenance. We inspect the accessible ducting and units first.
2. Scope and written quote
The quote lists which ducts and units are cleaned, the access needed, the working hours and any exclusions, so estimates can be compared like for like.
3. Planning and protection
Ceilings, furniture and equipment are protected. For offices the work is split into sections, so zones stay usable while others are cleaned.
4. Cleaning and sanitising
Ductwork and fan coil units are cleaned section by section, with sanitising applied where it has been agreed in the scope.
5. Before-and-after photos
Each section is photographed before and after cleaning, so you can see what was found and what was done.
6. Handover and advice
We explain what we found and advise whether further cleaning is likely to be needed, rather than selling a schedule by default.
What drives the price of air duct cleaning
Duct cleaning is quoted per system after inspection, because the size of the system and the condition of the ducts decide the work. We do not publish a flat price.
- System type and size: air handlers, fan coils, diffusers
- Duct length, material and whether it is rigid or flexible
- Contamination level: light dust or visible mould
- Access: ceiling panels, working at height, ladders
- After-hours or weekend working
- Add-ons: sanitising, chemical wash, unit servicing
Be wary of any price quoted without an inspection. The EPA advises getting at least three written estimates and checking references before you hire a duct cleaner.
What the guidance says about duct cleaning
Duct cleaning is shaped more by maintenance guidance than by a fixed rule. These are the sources worth knowing, and what each one actually says.
Singapore Standard SS 554
SS 554:2026 is the Code of Practice for Indoor Air Quality in Air-Conditioned Buildings. NEA’s ventilation and indoor air quality guidance, updated in October 2026, points to Annex H of the standard for recommended maintenance frequencies.
NEA maintenance guidance
NEA advises maintaining air-conditioning and ventilation systems regularly, including inspecting and cleaning supply and exhaust fans, checking ducts and dampers for air leakage or blockages, and checking filter seals to prevent air bypass.
Condition, not a calendar
NEA’s guidance sets out maintenance practice rather than a fixed duct-cleaning interval. How often your ducts need attention depends on their condition, your building’s maintenance programme and the standard’s recommended frequencies.
US EPA guidance
The EPA advises cleaning when ducts show substantial visible mould, vermin infestation or heavy dust and debris, does not recommend routine cleaning, and notes that duct cleaning has never been shown to prevent health problems. It is US guidance, but it is the clearest published test for when to clean.
Guidance is updated, and this page was last checked on 25 October 2026. Sources: NEA ventilation and indoor air quality guidance and US EPA: Should you have the air ducts in your home cleaned?
How to choose an air duct cleaning service
Searching for the best air duct cleaning service in Singapore returns promotional claims rather than ways to compare. These are four checks worth making, drawn partly from the EPA’s advice on hiring duct cleaners.
Does it inspect first?
A trustworthy provider shows you the condition of the ducts before recommending cleaning. A quote that arrives without an inspection is a guess.
Does it avoid sweeping health claims?
The EPA advises against hiring duct cleaners who make sweeping claims about health benefits. Cleaning can improve a visibly contaminated system; it has not been shown to prevent illness.
Will you see the evidence?
Before-and-after photographs of each section show what was found and what was done. If a provider cannot produce them, you are paying for a service you cannot check.
Can its credentials be checked?
LM Infinite is a BCA-registered contractor with bizSAFE Star and ISO 45001:2018 occupational health and safety certification from TNV, all verifiable with the issuer. They show how safely we work, not how well we clean.
Get at least three written estimates on the same scope and check references, as the EPA advises. A cheaper estimate that skips the fan coil units is a smaller job.

Air Duct Cleaning Singapore FAQ
Not necessarily. The EPA advises cleaning when ducts show substantial visible mould, vermin infestation, or are clogged with excessive dust and debris, and does not recommend routine cleaning. That is why we inspect first: if your ducts are in good condition, the right answer may be to leave them alone.
There is no single interval. NEA’s guidance sets out maintenance practice for air-conditioning and ventilation systems and refers to SS 554:2026 Annex H for recommended maintenance frequencies, while the EPA recommends cleaning as needed rather than routinely. We inspect, then advise based on what we find.
Visible mould at diffusers or inside accessible ducts, signs of pests, and heavy dust deposits blowing out of the diffusers are the signs the EPA treats as reasons to clean. A musty smell is a reason to inspect, not proof the ducts are the cause — damp or a dirty unit can produce the same smell.
A chemical wash cleans the aircon unit itself — its coils, filters and drain components. Duct cleaning cleans the ductwork that carries air from the unit to the room. A ducted system may need both, and we offer both.
Usually yes. We work section by section after hours so the office keeps running. For heavier work we schedule it over a weekend, so the office is fully usable on Monday.
Cleaning can remove visible contamination from a dirty system. The EPA says duct cleaning has never been shown to prevent health problems, and that the underlying cause of a contamination problem, such as moisture, must be fixed or it will return. We will not promise health benefits.
It depends on the size of the system, the duct length and material, how contaminated it is, access and working hours. We quote per system, in writing, after inspection, and we do not publish a flat price.
