What does a water leakage specialist do?
A water leakage specialist finds the source of a water leak and repairs it. The work can include checking bathrooms, toilets, ceilings, walls, balconies and roofs, fixing leaking pipes, and repairing damaged waterproofing to stop water from getting through.
Finding the exact source is often the hardest part. A water stain on your ceiling, for example, may come from a leaking pipe, cracked tiles, damaged bathroom waterproofing on the floor above, or a roof leak. Toilet or bathroom leaks can also start beneath the floor tiles before any visible signs appear. Simply repainting the stained ceiling will not solve the problem if the leak is still there. Finding and fixing the cause early can help prevent further damage to your ceilings, walls, paintwork and nearby electrical fittings.
LM Infinite provides water leakage repair services in Singapore with our in-house team. We can help with leakage problems in HDB flats, condominiums and other properties. If the leak is part of a larger renovation project, you can also explore our HDB renovation services and condo renovation services.
We inspect the problem, explain the likely cause and discuss the repair work and cost before starting. If tiles need to be removed to reach the leak, we will explain this before proceeding. We also handle other plumbing jobs, including clearing blocked sinks, toilets and floor traps, as well as installing taps, shower mixers, water heaters, toilet bowls and basins.

From first call to handover
1. Tell us where the water shows
Tell us where the water appears and when: after rain, after a shower, or all the time. Photos or a short video on WhatsApp help us plan the visit.
2. We look for the source
We visit and check the spot and the rooms around it, such as the bathroom above or the wall outside. Then we tell you what we think is causing the leak.
3. Get a written quote
Your quote lists the work, the price and what is not included. Nothing is added to your bill later without your written approval.
4. Plan around the building
If tiles or ceiling boards must come off, we tell you first. We plan around your building’s rules on working hours and approvals, and around your neighbours.
5. Repair and waterproofing
Our own team fixes the cause and, where needed, redoes the waterproofing. Any pipe work follows PUB’s rules on licensed plumbers.
6. Check and handover
We check that the repair holds, fix any defects and clean up before handover.
Water Leakage Repair Cost in Singapore
Water leakage repair cost in Singapore depends on where the water comes from and how much has to be opened up to reach it. A small fix can cost a few hundred dollars. A bathroom where the tiles come out costs several thousand. These ranges come from published 2026 price guides.
Toilet and bathroom leaks
About S$400 to S$1,500 when the tiles can stay. If the tiles come out and the waterproofing is redone, about S$3,000 to S$6,000 before fittings.
Ceiling and wall leaks
Ceiling: about S$450 to S$1,500 to stop the leak. Repairing the damaged ceiling afterwards is often S$300 to S$1,200 more. Wall: from about S$500.
Balcony and roof leaks
Balcony: from about S$600. Roof: about S$300 to S$800 for one small patch, S$400 to S$1,200 for joints and edges, and S$3,000 to S$8,000 to redo a whole flat roof.
Pipe leaks and finding the cause
Simple fixes, such as a loose fitting or a worn part, start from about S$100. Hidden pipe leaks and leaks with no clear source are priced after the cause is found.
These are rough guides, not quotes. They come from published 2026 price guides, not from our own jobs, and the guides do not always agree. Repainting, new ceiling boards, new tiles, fittings and GST may be extra, and some leaks are priced only after the cause is found. Once the leak is fixed, damaged walls can be repaired through our wall plastering service, and ceiling boards replaced with drywall false ceilings. Call +65 9095 4506 for a written quotation.
What affects the cost of a leak repair
Two leaks that look the same can cost very different amounts. These are the things that move your quote the most.
- Where the leak starts: a pipe, floor, wall, balcony or roof
- How big the damaged area is
- Whether tiles or ceiling boards must come off to reach it
- How hard the spot is to reach
- Whether the ceiling, paint or tiles below need repair too
- Whether more than one leak is found
A stain on the ceiling is not always where the leak starts. The most reliable price is a written quotation once someone has looked at the leak. Larger jobs start with a free site visit.
Who can fix a leak, and who pays
The rules depend on what is leaking and where. These are the points from official sources that come up most often. Last checked 26 October 2026.
Pipe repairs need a licensed plumber
PUB says work on water pipes and waste pipes must be done by a PUB-licensed plumber, and it is an offence to hire an unlicensed plumber for it. Handymen may only do simple jobs, such as replacing a tap, a shower head or a basin, or clearing a blocked floor trap. Fixing a leaking pipe is not on that list. PUB’s page does not cover waterproofing.
HDB flats: leaks from the flat above
HDB says flat owners look after their own flat, including the floor and ceiling slabs. For a leak from the flat above, you and your neighbour arrange the repair and split the cost. A leak from common property, such as the roof above a top-floor flat, is for your Town Council.
Condos: leaks between units
BCA’s guide says a damp ceiling is presumed to come from the unit directly above unless shown otherwise. Both owners should look into the cause together and agree on the repair and the cost. The management corporation looks after common property. Disputes that cannot be settled can go to the Strata Titles Board.
HDB toilets: waterproofing rules
When toilet floor tiles are replaced in an HDB flat, a waterproof layer must go down first and turn up at least 150mm against the walls and the low raised edges. Replacing floor tiles needs an HDB renovation permit. In newly built flats, the original toilet floor and wall finishes cannot be removed for three years.
Rules change, and some depend on your building. Last checked on 26 October 2026 against PUB’s plumbing works page, HDB’s ceiling leak guide, HDB’s building works rules and BCA’s strata management guides. We will explain what applies to your home before work starts.

Water Leakage Specialist FAQ
It depends on the work. Repairs to water pipes and waste pipes must be done by a plumber licensed by PUB. In an HDB flat, replacing floor tiles needs an HDB renovation permit, and the application is made by a contractor in HDB’s Directory of Renovation Contractors. In a condo, ask your management office about work approval, working hours and any deposit. Tell us your home type and we will explain what applies before work starts.
Start by noting when the water appears. A leak that shows only after rain often points to the roof, an outside wall or a balcony. One that shows after showers often points to the bathroom above or a pipe. Take photos and short videos and send them to us on WhatsApp. If water is dripping near lights or sockets, switch off the power at the main switch and keep clear until it is checked.
Sometimes. It depends on where the water comes from and the state of the waterproofing under the tiles. A small crack or loose joint can often be sealed without removing tiles, and published price guides list treatments that leave the tiles in place. If the waterproofing under the floor has failed, the tiles usually have to come off. We tell you honestly before we start whether tiles will need to be removed.
In an HDB flat, HDB says owners look after their own flat, including the floor and ceiling slabs. For a leak from the flat above, you and your neighbour arrange the repair together and split the cost. If it comes from common property, such as the roof above a top-floor flat, contact your Town Council. In a condo, BCA’s guide says a damp ceiling is presumed to come from the unit above unless shown otherwise, and the management corporation looks after common property. If you cannot agree, the Strata Titles Board can hear the case. These are general points, not legal advice.
Published 2026 price guides give rough ranges: about S$400 to S$1,500 for a toilet or bathroom leak when the tiles can stay, about S$3,000 to S$6,000 if the tiles come out and the waterproofing is redone, and about S$450 to S$1,500 for a ceiling leak. Balcony and roof leaks range from a few hundred to a few thousand dollars. These are guides, not quotes. Call +65 9095 4506 for a written quotation.
It depends on the cause and how much has to be opened up. A small repair is quicker than a job where tiles come off and the floor is waterproofed again, because that work is done in stages and checked before new tiles go on. We give you a time estimate in the quotation once we have seen the leak. For small jobs such as a dripping tap, our handyman services may be enough.
A leak usually comes back when only the stain is fixed, for example by painting over it or patching one spot while the real source is somewhere else. That is why our first job is finding the cause. Ask any contractor what is covered if water returns, and ask for it in writing.
