What’s included

Renovating Your Retail Space

Planning a new shop or giving your existing store a fresh look? A well-planned renovation helps you display products clearly, make better use of floor space and create a comfortable environment for customers. Depending on your shop’s needs, the work may include shopfronts, signage, flooring, display shelves, counters, electrical wiring and plumbing, along with lighting installation to suit your products and layout.

LM Infinite provides retail shop renovation services across Singapore with our own team of tradesmen. We coordinate the work around your budget, target opening date and building management requirements. If you are planning a different type of business fit-out, you can also explore our commercial renovation services.

How it works

From first visit to opening day

1. Tell us about your shop

Send us the shop address and what you plan to do. We visit, measure the space and check what is already there. The visit is free.

2. Check the mall’s renovation rules

Malls and landlords set rules on materials, shopfront design, lighting, working hours and insurance. We send our plans to the management for approval before work starts.

3. Get a written renovation quote

Your quote lists the work, the materials, what is not included and a schedule planned back from your opening date. Night work is priced openly, so you can compare quotes fairly.

4. Get the approvals

Some changes, such as moving sprinklers, smoke detectors or exits, need fire safety approval from SCDF (Singapore Civil Defence Force). A registered architect or professional engineer submits the plans. We build exactly to what is approved.

5. Renovation work at night

Most malls only allow renovation after closing time. We put up protective boards around your unit and book deliveries and lift use in advance.

6. Final checks and opening

We fix any small defects, clean the unit and take down the site boards in time for your opening day, not after it.

Budget

Shop renovation cost in Singapore

A standard retail shop renovation in Singapore costs around S$120 to S$180 per square foot, based on published 2026 industry estimates. A typical shop of 400 to 800 sq ft often falls between S$30,000 and S$80,000. Simple shops cost less, and premium flagship stores cost more.

These figures are a rough guide, not a quote. They assume a standard finish and do not include permit and approval fees, so we suggest keeping an extra 10 to 15 percent as a buffer. For a price that fits your shop, ask us for a written quote. We will price it using your unit, the mall’s rules and your opening date.

Singapore requirements

Rules and approvals to know

A retail shop renovation needs approval from your landlord first and, in some cases, from government agencies. Either can delay your opening, and landlord approval is the one that most often runs late.

The mall’s renovation rules

Malls and managed buildings set rules on shopfront design, materials, lighting, working hours, delivery routes and insurance. The management usually has to approve your plans before you can start work, and this is the most common reason for a late start.

Changing what the shop is used for (URA)

Switching from one type of retail to another is usually simple. Turning a retail unit into a food shop is a change of use. For cafés and restaurants, see our restaurant renovation contractor page. It needs approval from the Urban Redevelopment Authority (URA), so sort this out before you sign the lease.

Signboard licence (BCA)

Outdoor signs and signboards need a licence from the Building and Construction Authority (BCA). Some signs, including those over 10 square metres, need an extra safety permit first. A licence cannot be passed to a new owner, so a new operator must apply again.

Fire safety (SCDF)

If the renovation changes sprinklers, smoke detectors, fire-rated walls or exits, the plans must be submitted to SCDF before work starts. A registered architect or professional engineer must do this, not a contractor. Open shopfronts and ceiling changes are the most common triggers.

Ask for the mall’s renovation rules before you finalise your design. Check signboard rules with BCA and use rules with URA before any signboard or fixture is made.

In most cases, yes. Retail renovation involves building work, electrical work, lighting and the shopfront, and most landlords require a registered contractor with insurance and a clear work plan. We manage all of these under one contract.

Send us the shop address, a floor plan or photos, your design ideas, your opening date and the mall’s renovation rules if you have them.
