What’s included

A More Practical Workspace for Your Team

Whether you are moving into a new office, making room for a growing team or updating an existing workspace, a well-planned renovation can make the space more comfortable and practical for everyday work.

LM Infinite handles office renovation in Singapore with our own team of tradesmen, coordinating the work from start to finish. If your project involves new office partitions or ceilings, we can also help with drywall installation and office lighting installation.

We can also arrange work outside office hours where practical and permitted, helping reduce disruption to your team’s daily routine. If you are planning a renovation for a shop, restaurant or other business premises instead, see our commercial renovation services.

How it works

From first visit to handover

1. Tell us about your office

We walk through the space with you, measure it and learn how your team works. The visit is free.

2. Check the building’s rules

We ask for the landlord’s renovation rules and check what the building already provides, such as sprinklers, smoke detectors, air-conditioning and power.

3. Get a written quote

Your quote lists the work, the materials, what is not included and the schedule. After-hours work is priced openly.

4. Get the approvals

If your new layout affects fire safety, a registered architect or professional engineer must submit the plans to SCDF before work starts. We build exactly to the approved plans.

5. Work after office hours

Noisy and dusty work is done outside working hours where the building allows. We arrange access, lift bookings and security passes in advance.

6. Final checks and handover

We test the electrical and air-conditioning work, fix any small defects with you, and clean the floor so your team can move in.

Budget

What affects the cost of an office renovation

Office renovation costs depend more on the building and its rules than on floor area alone. Two offices of the same size can have very different prices. For an accurate price, ask us for a written quote after a site visit.

An office with ten meeting rooms and one with a single meeting room cannot be compared by price per square foot. Moving sprinklers and smoke detectors needs fire safety approval, and it is the cost most often missed at budget stage.

Not sure what your office needs? Call LM Infinite to discuss your renovation plans and arrange a site visit. We can assess your space, understand your requirements and prepare a quotation based on the work involved.

Singapore requirements

Rules and approvals to know

Most office renovation work does not need a government planning application. Two things catch tenants out: fire safety and changing how the space is used. Both depend on what the work changes, not on how much it costs.

Fire safety (SCDF)

If your layout changes fire-rated walls, exit routes, sprinklers, smoke detectors or emergency lights, the plans must be submitted to the Singapore Civil Defence Force (SCDF) before work starts. A registered architect or professional engineer must submit them. A contractor cannot.

Changing how the space is used (URA)

If you will use the space for something other than what it is approved for, you need approval from the Urban Redevelopment Authority (URA). Get the decision before you sign a lease or start work, not at handover.

The building’s renovation rules

Landlords and building managers set their own rules, such as approved contractor lists, insurance, deposits, working hours, lift bookings and permits for work with heat or sparks. These are not laws, but they shape your schedule more than most tenants expect.

Licensed trades

Electrical installation must be done by licensed electrical workers, and plumbing changes by a licensed plumber. We use licensed people for both, and the paperwork is part of your handover.

Where a submission is needed, we work with your architect or engineer. Check the current rules with SCDF and URA before you plan your schedule.

Questions

Office Renovation Contractor FAQ

It depends on whether the work affects fire safety, not on how big or costly it is. Moving fire-rated walls, exit routes, sprinklers, smoke detectors or emergency lights needs SCDF approval before work starts. Cosmetic work, such as painting or new carpet, usually does not.

Yes, and for offices that stay open we usually recommend it. Noisy and dusty work is done in the evening or at weekends where the building allows, with access and lift bookings arranged in advance. After-hours work costs more per hour, but it avoids losing working days.

No, and no contractor can. A registered architect or professional engineer must submit them. We work with yours, build exactly to the approved plans and keep the schedule in line with the approval.

A simple refresh of a small floor can take two to four weeks. A full renovation with new partition walls, electrical and air-conditioning work and storage often takes six to twelve weeks, plus extra time if approvals are needed. Your quote includes a schedule for your office.

Send us the building name, a floor plan or photos, what you want to change and when you need it done. We visit your office and send a written quote showing the work, the materials, what is not included and the schedule. We suggest comparing at least three quotes for the same work.

Yes. We quote this based on the restoration clause in your lease, so the price matches what the landlord will ask for. It usually means removing partition walls, repairing ceilings and finishes, and returning the floor to the condition the landlord requires.

We handle what the landlord needs from a contractor: insurance, work plans, permits, working hours and access bookings. The lease stays between you and your landlord.

Yes. We work across Singapore from our base at 12C Lorong 9 Geylang. Call +65 9095 4506 or WhatsApp us the building name and a few photos of your office.
