What’s included

What does a drywall installation service include?

Drywall, also known as gypsum board or plasterboard, is used to build interior partition walls and ceilings. The boards are fixed to a metal frame to create a surface that can be finished and painted. Depending on your project, the work may include building partition walls, installing false ceilings, filling joints and preparing the surface for painting.

Drywall is generally lighter than brick or block walls and can be quicker to install. Insulation can also be added inside the frame to help reduce noise between rooms, depending on the wall design and materials used. If you plan to hang heavy shelves or a TV on a drywall partition, let us know before installation so the necessary supports can be planned.

It is best to plan new partitions and ceilings before painting and other finishing work begins. This allows any wiring and fittings that need to go behind the boards to be arranged before installation.

LM Infinite provides drywall installation services in Singapore with our in-house team. We build gypsum board partitions and false ceilings, with insulation options where suitable. We also fill the joints and prepare the surfaces for painting, leaving them ready for the next stage of work. Before starting, we explain the work involved and the cost so you know what to expect.

If your existing walls have cracks, dents or uneven patches that need attention before painting, you can also explore our wall plastering service.

How it works

From first visit to a finished wall

1. Tell us what you need

Tell us the property and where the wall or ceiling should go. We visit, measure the space and note anything in the way, such as pipes, wires or windows. The visit is free.

2. Get a written quote

Your quote lists the work, the materials and what is not included. Nothing is added to your bill later without your written approval.

3. Check the rules

In an HDB flat, building a drywall wall needs no HDB permit, but taking one down does. HDB’s rules on light, escape routes and ceiling height still apply. Condos and offices may need approval first. This is checked before work starts.

4. Protect and mark out

We cover floors and furniture with dust sheets. We mark where the wall or ceiling will go and fix the metal frame in place.

5. Fit the boards

The boards are screwed onto the frame. If you asked for sound control, insulation goes inside the wall first. The joints are filled and sanded smooth.

6. Paint, clean up and hand over

We paint the new surface, clear the debris and clean the site. We check the finished wall or ceiling with you before handover.

Average cost

Drywall installation cost in Singapore

Drywall prices depend on the size of the wall or ceiling and what is included. Published price guides give a useful starting point. Most price a partition wall by the square foot of wall, and a ceiling by the square foot of ceiling. Some advertised “from” prices are much lower, so always check what a price covers.

Partition wall

About S$20 to S$40 per square foot of wall. This covers the frame, boards, smooth joints and a surface ready for paint.

Wall to split a room

A wall about 8 feet by 9 feet (72 square feet): about S$1,500 to S$2,800, before a door.

False ceiling

About S$6 to S$12 per square foot of ceiling, depending on the design and any hidden lights.

Ceiling in a 4-room flat

With hidden lights in the living and dining area: about S$3,500 to S$6,500 in total.

These are rough guides, not quotes. They come from published price guides, not from our own jobs. Door openings, sound insulation, extra layers of board, fire-rated boards, curved shapes and electrical work cost extra or are priced after we see the job. Call us on +65 9095 4506 for a written quotation. We will visit, measure and price the exact work.

Budget

What affects the cost of drywall installation

Two walls of the same size can cost different amounts. The extras you choose and the state of the space usually matter most. These are the things that move your quote the most.

Drywall does not fix a damp wall or a leaking ceiling. The leak must be found and repaired first, and our water leakage specialist team can help with that. The most reliable price is a written quote for your own space after a site visit, and the visit is free.

Singapore requirements

The rules that shape drywall work

An HDB flat renovation has clear rules for walls and ceilings, and a condo renovation, shop or office has its own. These are the points that most often matter, so it helps to know them before work starts.

Building a wall in an HDB flat

HDB says building a gypsum partition does not need a permit. A new room to live in needs enough natural light and fresh air. The way out from the room to the main door must be direct and must not pass through another room. Screws and fixings must be no wider than 6mm and no deeper than 40mm.

Taking down a drywall wall

Taking down or changing a drywall wall in an HDB flat needs HDB’s approval first. It must come down in full, only up to the underside of the concrete beam or slab, and the concrete must not be damaged. This noisy work is allowed on weekdays from 9am to 5pm, and may take no more than 3 days in a row.

False ceilings in HDB flats

A false ceiling in an HDB flat does not need a permit. It must leave at least 2.4m from the floor, except in toilets and bathrooms. It must be made of material that does not burn, and no gas pipe may be inside it. Fixings into the concrete slab must be no wider than 6mm and no deeper than 40mm.

Household shelters

A household shelter is the reinforced room built into many newer flats. Its walls, ceiling and door must not be altered, and nails must not be shot into its inside walls. Where a false ceiling sits outside the shelter below its air vents, it needs removable panels at least 600mm by 600mm under each vent. Tell us if your flat has one.

Rules change, and some depend on your building. Last checked on 26 October 2026 against HDB’s building works rules and HDB’s important information on renovations. HDB flat owners must use a contractor from HDB’s Directory of Renovation Contractors. For condos, BCA’s 2014 advice to management corporations says they can set conditions before approving renovation work inside a unit. Ask your management office about approval, deposits and working hours first. In shops and offices, fire rules can apply to walls that divide units. The Singapore Civil Defence Force’s Fire Code says fire-rated drywall walls must pass fire tests and that only cables, not pipes or gas lines, may run through them. We could not confirm from official sources when a plain partition inside one shop needs fire approval, so please check with your building management before we build. We will explain what applies to your property before work starts.

Drywall Installation FAQ

No permit is needed to build a gypsum partition in an HDB flat, but HDB’s guidelines still apply. A new room to live in needs enough natural light and fresh air, and the way out must not pass through another room. Taking a drywall wall down does need HDB’s approval. Rules can change, so check HDB’s latest guidelines, or ask us at the site visit.

It depends on the size of the wall or ceiling, the number of layers, insulation and painting time. We give you a time estimate in the written quote after we see the space. If an old wall is coming down in an HDB flat, that noisy work may take no more than 3 days in a row.

Published price guides suggest about S$20 to S$40 per square foot for a finished partition wall, which is about S$1,500 to S$2,800 for a wall roughly 8 feet by 9 feet. False ceilings are about S$6 to S$12 per square foot. These are rough guides, not quotes. Call +65 9095 4506 for a written quotation.

For one wall or one ceiling, usually yes. Cutting and sanding boards makes dust and noise. We cover floors and furniture with dust sheets and clean up at the end of each day. We will talk it through at the site visit.

Call or WhatsApp +65 9095 4506 with the address, a few photos and where the wall or ceiling should go. Rough measurements help. We visit for free, measure the space and send a written quote. It lists the work, the materials and what is not included.

A drywall wall blocks less sound than a brick wall. We can fit insulation inside the wall to cut noise. It will not make a room silent. Tell us what sound you want to reduce, and we will explain your options and what is realistic before you agree.
