Everything a Condo Unit Needs
Condo renovation can involve updating the kitchen and bathrooms, changing the layout, replacing flooring, adding custom built-in cabinets or carrying out electrical and plumbing work. Whether you have bought a new condo, moved into a resale unit or want to refresh an older interior, the renovation should suit your needs, lifestyle and budget.
LM Infinite handles condo renovation across Singapore with our own team of tradesmen. We plan the work around your condominium’s management rules, including permitted working hours, lift and common area protection, and debris removal. Depending on your project, we can also install new lighting, build false ceilings or help address water leaks. See our lighting installation, false ceiling installation and water leakage repair services for more details.
Before work begins, we also take the required management approvals and renovation deposit arrangements into account.
- Full unit renovation and layout changes
- Kitchen renovation, islands and cabinets
- Bathroom renovation with waterproofing and a leak test
- Flooring: tiles, vinyl and timber
- Electrical work, lighting and moving power points
- Feature walls, false ceilings and built-in carpentry
From first visit to getting your deposit back
1. Tell us about your unit
Tell us the condominium, the unit type and what you want to change. We visit, measure and check the condition of the unit before quoting. The visit is free.
2. Check your condo’s renovation rules
We ask your management office for the renovation rules before we quote. Allowed working hours, approved trades and protection rules all affect the schedule and the cost.
3. Get a written quote
Your quote is made for your unit and lists the work, the materials and what is not included. Nothing is added later without your written approval.
4. Apply for approval and pay the deposit
Your application goes to the management with the plans, our company details and insurance. The deposit and fee are set by your condominium, not by us.
5. Protect and renovate
We protect the lift, lobby and corridors before anything is carried in, and remove rubbish by the route and at the times management allows.
6. Final checks and handover
We test the bathrooms for leaks, go through any defects with you and clean the unit, so your deposit can be returned without any dispute.
Condo Renovation Cost
Condo renovation costs in Singapore vary widely, but published 2026 estimates give a useful starting point. A full renovation usually costs around S$50 to S$120 per square foot, depending on the finish. Resale condos cost more than new ones, because old finishes have to be removed and more repair work is usually needed.
Partial renovation
Upgrading one bathroom can start from about S$4,000. A kitchen and two bathrooms together can reach about S$30,000.
New condo, full renovation
A 2-bedroom unit is typically about S$25,000 to S$48,000. A 3-bedroom unit is typically about S$32,000 to S$68,000.
Resale condo, full renovation
A 2-bedroom unit is typically about S$45,000 to S$70,000. A 3-bedroom unit is typically about S$60,000 to S$85,000.
These are rough guides, not quotes. They are based on published 2026 industry estimates, assume a standard finish, and do not include permit, deposit or approval fees. Your cost depends on your unit, your design and your condominium’s rules. Call us on +65 9095 4506 for a written quotation. We will visit, measure your unit and price the exact work.
What affects the cost of a condo renovation
Condo renovation prices vary more than HDB ones. Units come in many sizes, and each condominium’s rules can add real cost to the schedule rather than to the materials. For an accurate price, ask us for a written quote after a site visit.
- Unit size and the number of bathrooms
- How much of the layout changes
- Whether bathrooms are fully rebuilt or only refreshed
- Amount and finish of built-in carpentry
- Condo rules on working hours, protection and rubbish removal
- Access: lift bookings, loading area and the floor your unit is on
Limited working hours are the cost owners least expect. If your condominium allows noisy work for only four hours a day, the renovation takes longer, and time is most of what you pay for.
Condo rules that shape your renovation
Each condominium sets its own renovation rules under the Building Maintenance and Strata Management Act, so the details differ from one development to another. Check these with your management office before you finalise your design.
Approval from your condo management (MCST)
Your condominium management (MCST) normally needs to approve your plans in writing before work starts. This covers anything that affects shared areas, the building structure or neighbouring units. Send in your plans early: waiting for approval is the most common reason for a late start.
Renovation deposit and fee
Most condominiums charge a refundable renovation deposit and an administrative fee. The amounts differ a lot between condominiums, so ask your management office for the exact figures rather than relying on online guides. The deposit is returned once the shared areas are confirmed undamaged.
Working hours and noisy work
Your condominium sets the hours for renovation work, and noisy work, such as drilling and breaking tiles, is often allowed only in a shorter window. Sundays and public holidays are usually excluded. Confirm the hours early, because they change the schedule.
Structural walls and bathrooms
Changing a structural wall needs an assessment by a professional engineer, and sometimes a separate submission to the Building and Construction Authority (BCA), on top of your condominium’s approval. When a bathroom is stripped back, the waterproofing is redone and tested for leaks.
Every condominium has its own rules. Ask your management office for the latest renovation rules. They are set under the Building Maintenance and Strata Management Act. We price your renovation against the real rules, not assumptions.

Condo Renovation Contractor FAQ
Almost always, yes, for anything beyond cosmetic work such as painting. Your condominium management (MCST) must approve work that affects shared areas, the building structure or neighbouring units. We prepare the application with the plans, our company details and our insurance.
It is set by your condominium, not by the contractor, and the amount differs widely between developments. The administrative fee also varies. Your management office can give you the current figures. The deposit is returned if the shared areas are left undamaged.
Your condominium’s rules decide. Many allow general work on weekdays and Saturday mornings, with noisy work limited to a shorter window on weekdays, and nothing on Sundays or public holidays. We confirm the hours with your management before quoting, because they affect both the schedule and the price.
Only if it is not a structural wall. Changing a structural wall needs an assessment by a professional engineer and may need a separate BCA submission, on top of your condominium’s approval. We find out which walls are structural at the site visit, before any work starts.
A kitchen or bathroom renovation usually takes three to five weeks, and a full unit renovation often takes eight to fourteen weeks. Working-hour limits make the biggest difference: a condominium that allows noisy work for only four hours a day takes longer than one that allows a full day.
A full condo renovation usually costs around S$50 to S$120 per square foot, based on published 2026 estimates. A new 2-bedroom condo is typically about S$25,000 to S$48,000, and a resale 3-bedroom about S$60,000 to S$85,000. Your price depends on your unit, how much of the layout changes, the finish you choose and your condominium’s rules. Call +65 9095 4506 with the condominium name, unit type and some photos, and we will visit and send a written quote. We suggest comparing at least three quotes for the same work.
Yes. We protect the lift, lobby and corridors before materials are moved, and we remove rubbish by the route and at the times your management allows. Your renovation deposit is held against damage to shared areas, so we treat this as part of the job.
