How it works

From first visit to final handover

1. Tell us about your space

We visit the space, note the existing services and learn how your business uses it, before anything is designed or priced. The visit is free.

2. Check the rules

We find out how the space is approved to be used, which agencies the work involves and what the landlord requires. We do this before the quote, not after it.

3. Get a written quote

If your business must keep trading, the quote includes a plan for working in stages: which areas close, in what order and for how long.

4. Get the approvals

Fire safety and structural plans must be submitted by a registered architect or professional engineer. We give them what they need and build exactly to the approved plans.

5. Safe, supervised work

We follow our ISO 45001 safety system and give your building management the work plans and safety checks they require.

6. Testing and handover

We test the electrical and plumbing work, fix any small defects and give you the certificates and records your building and insurer will ask for.

Budget

What affects the cost of a commercial renovation

The price depends mostly on how the space is used, because that decides the standard of work and which approvals you need. Floor area alone tells you very little.

The same empty unit can cost very different amounts as a warehouse and as a clinic. Before we quote, we find out how you will use the space, because that decides both the standard of work and which approvals you need. Ask us for a written quote for your specific job.

Singapore requirements

Approvals your project may need

A commercial renovation can involve several agencies at the same time. Get the approvals first, before you sign the lease and before building starts.

Changing how the space is used (URA)

If you want to use a space for something other than what it is approved for, you need approval from the Urban Redevelopment Authority (URA). Get the decision before you sign the lease and before work begins. Moving between similar uses is often simple, but a bigger change is not, and approval is not guaranteed.

Fire safety (SCDF)

If the work changes fire-rated walls, exit routes, sprinklers, smoke detectors or emergency lights, the plans must be submitted to the Singapore Civil Defence Force (SCDF) before work starts. A registered architect or professional engineer must submit them. A contractor cannot.

Structural work and signboards (BCA)

Changing the structure of a building needs an engineer and a separate submission to the Building and Construction Authority (BCA). Outdoor signboards also need a BCA licence, and some signs, including those over 10 square metres, may need an extra safety permit first.

Landlord and building rules

Buildings often set their own rules on approved contractors, insurance, deposits, working hours, permits for work with heat or sparks, and loading and unloading. These are not laws, but they decide how the job can be run, and they are where most schedules slip.

Check the current rules for your space before you plan the work. Good places to start are URA for changes of use, SCDF for fire safety and BCA for structural work and signboard licences.

Questions

Commercial Renovation Contractor FAQ

It is renovation work on spaces used for business, such as shops, clinics, showrooms, offices, studios and warehouses. The trades are similar to home renovation. What is different is the approvals, the building’s rules and keeping your business running during the work.

Yes, if the new use is different from what the unit is approved for. You need approval from URA, and you should get it before you sign a lease or start work. Approval is not guaranteed, so ask for a lease that only takes effect if approval is given.

Usually, yes. We plan the work in stages, decide which areas close and for how long, and put up barriers around the work area. Noisy work is done outside your trading hours where the building allows. This costs more than working in an empty space, but it protects your income.

Send us the address, photos or a floor plan, how you use the space and when you need the work done. We visit and then send a written quote showing the work, the materials, what is not included and the schedule. We suggest comparing at least three quotes for the same work.

We are a BCA-registered contractor with ISO 45001:2018 safety certification from TNV and bizSAFE Star from the WSH Council. ISO 45001 shows how safely we manage work. It does not guarantee the quality of the finish. You can check all three with the organisations that issued them.

A registered architect or professional engineer must submit them, not a contractor. We work with your architect or engineer, build exactly to the approved plans and provide the contractor documents that the submission and the building require.

Yes. We quote this based on the restoration clause in your lease, so the price matches what the landlord will ask for when you hand the space back.

Yes. We work across Singapore from our base at 12C Lorong 9 Geylang, for shops, clinics, showrooms, warehouses and offices. Call +65 9095 4506 or WhatsApp us the address and a few photos of your space.
