What’s included

What does a wall plastering service include?

Wall plastering involves applying a layer of plaster to create a smooth, even surface ready for painting or other finishes. The work may include plastering bare walls, filling cracks, repairing damaged areas and smoothing out uneven patches, depending on the condition of the wall.

Good wall preparation helps paint go on more evenly and gives the finished wall a neater appearance. If cracks, dents or bumps are left untreated, they may still show through after painting.

Plastering is usually done after major hacking, plumbing and electrical work is complete, but before painting or installing cabinets. This helps prevent the newly plastered surface from being damaged by later work.

LM Infinite provides wall plastering services in Singapore with our in-house team. We explain the work involved and the cost before starting, and take practical steps to protect nearby floors and furniture and keep the work area tidy.

If your renovation also involves new walls or ceiling work, you can explore our drywall partition installation service and ask us about false ceiling installation. We also provide painting services to help complete the wall finish.

How it works

From first visit to a smooth wall

1. Tell us about your walls

Tell us the property, the rooms and what is wrong with the walls. We visit, check the condition of the walls and measure the area. The visit is free.

2. Get a written quote

Your quote lists the work, the materials and what is not included. Nothing is added to your bill later without your written approval.

3. Check the rules

In an HDB flat, replacing wall finishes needs a permit from HDB. Condos may need approval from the management office. This is checked before work starts.

4. Protect and prepare

We cover floors, furniture and fittings with dust sheets. Loose or damaged plaster is chipped off, and cracks are opened up and filled.

5. Plaster the walls

Our own team applies the plaster and levels it by hand until the wall is flat. The plaster then needs time to dry before it is painted.

6. Clean up and handover

We sand rough spots, clear the debris and clean the site. We check the finished walls with you before you collect the keys.

Average cost

Wall plastering cost in Singapore

Wall plastering costs depend on how much wall needs work and what state it is in. Published price guides give a useful starting point. Most price by the room or by the flat, and a thin smoothing coat costs less than full plastering. Some guides price by wall area, from about S$8 to S$25 per square metre (roughly S$0.75 to S$2.30 per square foot).

Small repairs

A patch or one wall: about S$80 to S$300, depending on the damage.

Smoothing one room

A thin smoothing coat: about S$250 to S$600 per room, depending on the walls.

Full plastering of a room

About S$800 to S$1,100 per room, from one published guide.

Whole HDB flat

3-room: about S$2,000 to S$2,800. 4-room: about S$2,500 to S$3,400. 5-room: about S$3,000 to S$4,100.

These are rough guides, not quotes. They come from published price guides, not from our own jobs, and cover plastering only. Painting, removing old tiles, waterproofing and repairs to damp walls cost extra. Condos, landed homes, ceilings and outside walls are priced after we see the job. Call us on +65 9095 4506 for a written quotation. We will visit, check your walls and price the exact work.

Budget

What affects the cost of wall plastering

Two rooms of the same size can cost very different amounts. The condition of the walls usually matters more than the floor area. These are the things that move your quote the most.

Plastering does not fix a wall that is wet from a leak. The leak must be found and repaired first, and our water leakage specialist team can help with that. The most reliable price is a written quote for your own walls after a site visit, and the visit is free.

Singapore requirements

The rules that shape wall plastering

An HDB flat renovation has clear rules on wall finishes, and a condo renovation has its own. These are the points that most often matter, so it helps to know them before work starts.

Permits for HDB flats

In an HDB flat, replacing internal wall finishes up to ceiling level needs a permit from HDB. Cement and sand plastering, gypsum plastering, wallpaper and spray painting on their own do not. HDB’s guidelines still apply either way, and flat owners must use a contractor from HDB’s Directory of Renovation Contractors.

Thickness and materials

Wall finishes, including the plaster, must not be thicker than 25mm in total. Plaster must be a pre-packed mix. A new finish stuck over an old one must not be thicker than 13mm, and a third layer is not allowed. A bare concrete wall must not be chipped to help tiles stick.

Household shelters

A household shelter is the reinforced room built into many newer flats. Plastering the inside walls of a household shelter is not allowed, and indiscriminate chipping or drilling into its walls is not allowed. Tell us if your flat has one.

Allowed working hours

General renovation is allowed from 9am to 6pm on weekdays and Saturdays, and not on Sundays and public holidays. Chipping off old wall finishes is noisy work. It is only allowed on weekdays from 9am to 5pm, and may take no more than 3 days in a row.

Rules change, and some depend on your building. Last checked on 26 October 2026 against HDB’s building works rules and HDB’s important information on renovations. For condos, BCA’s 2014 advice to management corporations says they can set conditions before approving renovation work inside a unit. Ask your management office about approval, deposits and working hours first. We will explain what applies to your home before work starts.

Questions

Wall Plastering FAQ

Sometimes. HDB says cement and sand plastering and gypsum plastering do not need a permit, but replacing internal wall finishes up to ceiling level does. HDB’s rules on thickness and materials apply either way. Rules can change, so check HDB’s latest guidelines, or ask us at the site visit.

It depends on how much wall needs work, the condition of the walls and drying time. We give you a time estimate in the written quote after we see the walls. In an HDB flat, chipping off old wall finishes may take no more than 3 days in a row.

Published price guides suggest about S$250 to S$600 to smooth one room, and about S$2,000 to S$4,100 for a whole 3-room to 5-room HDB flat. These are rough guides, not quotes. Call +65 9095 4506 for a written quotation.

For a small job in one or two rooms, usually yes. Plastering makes dust and noise, and wet plaster needs time to dry. A whole-flat job can be easier if you stay elsewhere for a few days. We cover floors and furniture first and clean up at the end of each day. We will talk it through at the site visit.

Call or WhatsApp +65 9095 4506 with the address and a few photos of the walls. We visit for free, check the walls, measure the area and send a written quote. It lists the work, the materials and what is not included.

LM Infinite is a BCA-registered contractor (CR06 Interior Decoration and Finishing, Grade L1) with bizSAFE Star and ISO 45001:2018 safety certification. These show registration and safety standards. They are not a guarantee of workmanship. Please ask what is covered for your job before you agree.

A thin smoothing coat, about 1 to 3mm, suits walls that are sound but have small cracks, a rough texture or built-up old paint. Full plastering suits walls that are badly uneven, hollow or damaged. We check the walls at the site visit and tell you which one you need.
